The short answer is:
$190 to $220 a sq foot for a home on a crawl space
$255 to $275 a sq foot for a home on a basement
$269 to $300 a sq foot for a with a finished basement
Legay properties on average do cost more than the average home. We use much higher end Quality building materials and provide more to the client as “Basics” or " Standards" then any builder we know of.
When we build a home, we send the plans out to all of our subs. Electric, plumbing, cabinets, flooring etc.
They in return send us quotes for building the home.
we take those quotes to price the home and for some of those options we use their quotes for "allowances"
Example:
if the flooring company tells us it's going to cost $12,000 to provide flooring and labor for a specific house, we then issue that as the clients flooring allowance.
when you go to meet with the flooring company, they will show you the options you have to stay in budget. If you choose you can go over budget and a change order will be made at that time and it can be added to the cost of the home, or you can pay the difference direct to the supplier.
The same think will happen for the siding, stone, brick, interior doors, cabinets, countertops ETC.
To Start, the foundations are always poured concrete, never Masonry block.
Building Materials
We use Advantek Subfloors (learn more)
We use zip walls and roofing materials (Learn more - Watch the video)
This material stops air infiltration through the OSB and is water resistant. This material will not swell while waiting for shingles and siding materials. This material is a huge leap in Building science the average cost is approx. $8,000 per home to use this system and it in included in your build as a standard material.
We use Envirofoam Closed cell foam insulation Standard in our homes.
To increase the energy efficiency of the home we use closed cell foam on the exterior walls and box sills of the home. This greatly increases the comfort and energy saving over the lifetime of the home. The average cost to install 3 inches closed cell foam to the walls and box sills is approx. $12,000 (based on a 2000 sq foot home with basement) that we install as a "basic" in the homes we build.
we install cellulose the attic as a standard, but we do give reduced rates for spraying foam in the attic. when choosing this option, you will make your home more energy efficient than most home built in the United States and will greatly reduce your fuel cost to heat and cool your home.
Roofing
We install a 30-year warrantee shingle as a standard. we do however offer steel roofing as an upgrade.
Concrete
When installing the concrete in the garage we pin the garage floor to the home to prevent settling and sinking of the garage concrete. we also op this as a standard to the driveway also. when pinning the driveway to the foundation is helps prevent separation and sinking of the driveway.
we also do some sort of stamped concrete to the home as standard. that could be the front porch or the back patio.
Security:
We install ring doorbells to the front door and floodlight cams over the garage doors. This is also standard. we can also wire for interior cameras at your request for an additional cost.
HVAC
We always use high efficiency heating and air systems and do offer, as an upgrade, heated bathroom floors, whole house heated floor systems and heat pump systems. On 2 story homes we install furnace systems that are zoned or as an upgrade can do 2 full and separate systems.
Plumbing:
Pex is normally used in all of our homes along with electric water heaters. We do run both gas and electric to the stove and the washer and dryer. We can install Gas or electric instant hot water heaters or gas power vent water heaters.
windows:
As of 2024 we are using all Marvin Fiberglass windows. A superior material vs Vinal and wood.
Fireplace:
We install 6-foot-wide electric fireplaces as a standard. we do however offer gas and wood burning fireplaces for an additional cost.
Landscaping:
we install sod in the front yard and seed the back yard.
we can install the entire yard with sod at an additional cost and we also offer the service of building wood fences at a greatly reduced rate compared to fence companies.
Bathrooms
The standard build will come with 1 piece fiberglass tub shower combos or showers.
A glass door will come as standard on the master bath suite. flooring in the bathroom is LVP or LVT
you can upgrade to full tile shower. the cost will vary on size and if you choose a fiberglass shower pan or a mud pan with tile. the average cost for a tiled shower is $8000 for tile and labor. This will still come standard with a glass shower door.
Trim
the standard trim in a new construction home is a white trim. if you choose a hardwood trim that is stained, we will have to get that quoted. just for the material to be stained at Fine finishes is approx. $7000. that does not include the materials or cost of labor to install the materials. to see a picture of the standard trim please click here.
Stair railing
Stair railing comes standard as white wood with black square tubing. See picture here. if you choose a maple or oak wood that needs stained, (see picture here) we will have to send that off for a quote. the average cost to stain a stair package is $1200-$2500 just depending on the amount of material that has to be stained, there is no cost difference for the install.
We do offer all styles of railings even modern. (See Here) we will just have to get the style quoted per plan to get you pricing.
Exterior Doors
The allowance for doors will vary. some models of homes have just a 36-inch front door with no windows, some have 1 or 2 sidelights. the dollar amount of the allowance will depend on the plan. the doors that exit to the back of the homes are sliders, you can choose French doors or different style for an additional cost.

For this client we made custom floating shelves to match the stove vent.
This client wanted a dog Kennel in the basement, full with epoxy floor and water hose to clean off the floor as needed. they also needed to talk to each other, so we put up a separation fence for their communication and we installed 2-way communication cameras, and we couldn't forget the nightlight.
This client is ready for any occasion with a ceiling they can make any color they can think of.
