The Master bath shower is an open shower with a wall between the bathtub and shower. the allowance for the tiles shower is $8,000.

This does not include the extra stone on the front. this would have to be quoted. The cost for stone and sone labor is $38. per sq foot
Standard ceiling texture is a
stomp or orange peel or knock down.
If you choose to do a flat smooth finish, there is a $1 per sq foot charge by the finishers.
Removing the covered deck and making part of the dining room
total addition cast for materials only is $2680
this does not include any extra allowance for the flooring.
we will have to talk to Greg on that.
To install a 200 sq foot desk using pressure treated lumber would be $5,000. This would include a treated railing and wooden spindles.
If you would like to add stairs to the lower level Add $1200
To use steel and glass railing would be an extra charge requiring a quote.
If you would like to use Trex we will have to get a material quote.
