This is how the process works.
1. Call and set up a meeting with Dan Wallace at 201 S walnut suite 304 Rochester.
2. Choose your lot and plan
3. You will discuss price and lock in allowances for the job.
4. We will then sign a contract to purchase for the home you designed
5. You will place $1,000 down for earnest money
6. \You will visit your personal bank and get an approval letter
from the bank and provide it to legacy real estate
6. We then finance and start your new construction home and pending weather
and supply chain your new home is normally built between 90 and 180 days
from date of foundation completion.
7. Once completed we will close your home with your lender and its move in day!
* Legacy real estate only provides the financing for the construction loan. We do not provide long term permanent financing. we have no control over the terms with your lender. you and your lender will discuss terms, down payment and interest rates. we only provide builder financed loans to 3 projects per year. Our local bank must verify your approval letter to be legitimate. we receive Pre-approval letters often that are nothing more than scams used to get your personal information. Most of our custom homes are built using Customer financed construction loans. Please ask about how that process works.
Most homes are built using standard
construction loans. Legacy can only provide
financing to a few projects per year.
The process for a standard
construction loan is as follows:
1. We choose your lot and plan
2. We modify your plan to your specific requirements for that home. Custom home plans start at $2500
3. We then provide you with a build cost for that home.
4. You then take the plan and build cost to the bank and apply for a construction loan. Legacy works with BOS here in Springfield and they can normally get you an approval within a weeks' time.
4. Once approved we will start the building process.
During this building process you will choose your colors, finishes etc. The build cost estimate is only an estimate, and the actual build cost will vary on your personal choices during the build process.
5. Overages will be accounted for during the process, and you can pay out of pocket or wrap the overage cost into your loan at the end. Some specific overages or choices may need to be paid at the time of choosing, every project will vary depending on your loan approval.
Most client will go over their build cost between 7 and 10%
6. Once the project is completed you may do permanent financing with the bank you did the construction loan with or any bank of your choosing.
7. the project will be completed, and you will receive a 1-year builder warranty
